Does anyone have experience with sheriff sales(auctions) in Warren county, ohio?  Am planning on bidding on a property at the auction and want to know what to expect.  I understand, based on appraisal, I will need a $10k deposit.  Other than that, not 100% sure.  any help/advice?

@John Semanchuk@Troy Gandee What about a land contract instead of straight sale? In a perfect world, my friend would love to keep the property since it has been in the family for quite some time. 

Thank you all for the info. @Account Closed, I was thinking of him building and selling. Not sure if he is up for that as he lives in Ohio. Seems like that option may be difficult based on being out of state and dealing with the city. 

Have a good friend who owns property in Charleston, SC on Congress Street.  He owns a house and the empty lot next door.  My question is, what are some options he can explore with the empty lot?  Build, sell, lease, etc...  Any advice is good advice and I thank all in advance
