My wife and I are in the same boat. We have looked at the numbers and they’re still good for cash flow. Just hard to see a jump from 2.75% to 5.675% even if the numbers work.

Mine appraised ok but the loan value to was too low for today’s market. I’M having to wait until it appraises higher. Should have flipped this one but hindsight is 20/20.

My PM is MSBR Rentals. 10% fee but easy to work with, good with our tenant, and always responds to questions quickly. PM me if you want their number.

I found quite a few on LinkedIn. Change your profile to real estate investor and the brokers will flock to you. I had only one issue and that’s that my property appraised below $100,000 so the fees being charged made refinancing not reasonable. I wouldn’t even get enough out to buy another property let alone fix it up.
Check out Drawbridge Capital. Bliss was wonderful to work with.

@Jordan Payne
Elm Grove, Sherwood Hollow, Humble are good neighborhoods but lower on the price ranges.

Kingwood had some in that price range but taxes make the cash flow a challenge. Maybe a bit easier if no loan.
Spring had some too but those needed more work.

I'm struggling with the refinance portion in my LLC. Everything else about the BRRRR went great. Following this thread to see if you get some suggestions on whom to reach out to. My property is in Indiana.
Thanks!
