In regards to looking forward once you have 4 properties (combination of refinances and purchase) I can offer the following structure:

-$300K starting loan amount
-Up to 75% LTV
-4 property min
-30 year term
-Fixed period of 5 or 10 years
-interest rate typically between 5.25-6.25%

For now since you have under 4 properties I can come in with a different structure below:

-No min amount
-Between 65-80% LTV depending on the option chosen
-Maxes out at between $500-750K
-30 year term
-Fixed options of 30, 15, or 5 year terms
-Interest rate typically between 5-5.75%
