@Carlos Valencia thank you so much for taking the time to reply. This is a single family investment property that I’d like to do a cash out refi on. The lender that we are working with that works with investors said they wouldn’t be able to refinance it if the property was rented out by rooms. Is this common?

@Andy Sabisch thank you for the feedback. Having a spread sheet connected with the SKU number for the materials you want is huge! Where could I find something like that? The renovation number came from a realtor I was speaking with about the property. A GC would definitely give me a more accurate breakdown of what’s needed.
