Hi,

I need to sell some of my tax deeds properties I own. All are empty lots. 
Homosassa, Ft. Pierce and Unincorporated Sarasota County . Please contact me if you are interested. The properties have been owned for 2+ years. You could clear the titles for 1500 each, or wait another 2 years to sell as general warranty deed.

A DCSR through a broker who can lend in those states. If you have experience it wont be an issue. 

Get started with a lender. Expect to have 15-30% cash down payment. Look for deals at the same time. 

estoppel letters, Use your realtor to get a signed copy from the seller and tenants. 

Find realtor networking events. Search event type websites

Not sure what you are trying to achieve, all your properties to be in LLC to qualify for what loans ? Are they not already in LLC or are they already have mortgages ?

Are you trying to refinance ? Are you trying to buy a new property?  Yes mostly all commercial loans are for business entities only.
