In terms of selling or refi .. Do you like the property ? Do you foresee some large investment / fixes down the line ? Have you maximized the rental rate ? Maybe it is time to think about selling. Maybe it is a good one to hold onto .

Multiple loan-related inquiries made within a short period of time are either entirely ignored or treated as a single search for credit, thus protecting your credit scores. 

Credit union might be your best bet. You want a bank statement type qualifier
