Do you have a renter in there?

Scaling is about numbers, could be several $35K deals or maybe the next deal is a solo $60K deal. How can you do more than one deal at once or how can you increase the profit on your one deal

I don't think you need permit before you trench, yes pull conduit and leave unhooked. In NC it might just be the building codes electrical for exterior gouge etc. 

You might need to do 11% down , pay the PMI up front or roll into the loan ( wont be a lot at that credit score) , fix interest at the par rate and hope to refinance in a few years.

Seth 5 star Texas advantage will pay the other 4% to get to 15% LTV

I have developed affordable housing but not specifically for veterans. However I am pretty sure I can help in this aspect. There are a few grant options right now in Hillsborough and Pinellas . I will send you an email.

Some Helocs have less fees and requirements but you might be at a variable rate.

If you want a large lump sum you can forecast paying off the debt service at a fixed rate over 30 years with fixed income, etc. that might be the way to go. 

Heloc will be a secondary loan to a mortgage, so you can do both as well.

Yes,  you need to find the code and follow those requirements. Find the state inspector for mobile home parks if that is what you are working with and give him a call. Ask questions. A hole, a 3/4 inch hose and an electrical cord arent it!!!

I think it is article 7 in NC on mobile home parks

You should be crediting the equity or loan of the initial cash invested.
