Research a quick claim deed  versus a general warranty deed and you will find your answer. Also depends on your state, I am not sure what ya'll do up in NY

I have bought and sold several MHP's and now offer MHP financing. 

Although some local banks understand the numbers, once you get to the closing table, they have a hard time understanding the different assets.

First make sure you have a great contract. Don't use a general realtor. Use a real estate attorney.

Then, shop around, reach out to brokers as soon as possible. They will take all 60 days of your contingency
