I would just stick to a regular FHA 3.5% or 5% down like @Christopher Phillips said. Also, not sure of your rehab goals, but don't go nuts. Focus on the Big selling points 1st Kitchen (mid end 12-15k), Bathrooms (7-9k), Exterior (6-8k), Electrical (4-8k), plumbing (2-5k), and contingency (5k)

All in MAX 50k ish. Of course this is all a guess on my end. But be very smooth with your 1st project. Good Luck

And yes as is means exactly that. They don't give a crap about your inspection. Of course you still want to do one so you can analyze everything. Maybe bring an engineer with you if your contractor doesn't have engineering merits.

Michael Gansberg does indeed hit it on the nail. You have to have so many "ins" to touch the wholesale side in NYC. I'm sure a few have succeeded. Maybe with a large 5k plus earnest deposit plus the buyers may be the wholesalers friends. Who knows. As a newbie who hasn't done zero deals and just learning. I would start in PA or NJ. IM SUPER EXCITED to do my first wholesale deal. Just have to piece together the puzzle. Currently I'm closing on a 2 family semi in Staten Island, maybe Wednesday. My own 1st house. Whew!! M m

I close on a 2970 sq ft (500 sqft below grade) semi-attached this upcoming wednesday. 2 family!! I'm going to live in it for a few years to build equity. My mortgage guy and I structured a sweet deal that made all parties very happy. I can share my story if anyone wants to listen.

I'm not a real estate investor just yet, but by the looks of it.... 2017 is going to be fun. I'm a Brooklyn native who can't afford to buy a house in Brooklyn, yet, so I'm moving the family to Staten Island.

Pedro, I can tell you that I've seen hundreds upon hundres of bandit signs around NYC, i'm going to say LEGAL.

Forget yellow letters IMO. Go with custom HQ glossy post cards.

Jerryll Noorden My friends are surely going to love this post. One does sanitation for NYC, the other works in book publishing, and the other in the restaurant field.
