@Aaron Akins Welcome to the community, and congratulations on taking some big steps towards your real estate journey. I am a investor who lives in Boise as well. The gains we have seen the last few years have been spectacular and have given many people the opportunity to do some serious investing in real estate. @Nick Schiele I think it’s important especially right now to get clear on what you want to do with real estate, and why you are doing it. It is a really difficult time for new and experienced investors right now as most markets across the country are competitive. Reason I say this you must decide do you want cash flow? Appreciation? or both? And decide what can I afford. Do I want to make moves with real-estate now? Or is it more important to be in Boise. Put yourself in a position where you can compete, right now you’re in a tough spot to compete in Boise. I would either align yourself with a market where you can compete, or save your nickels until the time is right to where you can be competitive with other buyers in Boise. Good luck.

@Karen Catalona That is awesome I agree Springfield checks a lot of boxes for places to invest.  I as well would love to share any information / contacts I make. I would love to keep tabs with each other to see the progress we make.

Hey BP,

Simple question for the community. What's your deal flow pie chart? In other words what % of your deals are coming from, wholesales, direct-mail marketing, your network? Here is an example.

30% Direct Mail Marketing

60% Wholesalers

10% My Network

Boise is really almost exclusively an appreciation market. Even minimal cash flow is hard to come by. Our rents have a way to catch up to what our appreciation has experienced.  Like a lot of places in the country right now plenty of people want to move in, nobody wants to leave. Having said that I'm sure there are creative ways to find cash flow i.e. renting by the room, adding living structures to properties it is going to take out of the box thinking to make it work. I have some connections in Colville as I lived there when I was younger. PM me, I will see if I can get you a good relator recommendation. I would agree with @Jay Hinrichs though it is a really small market I would encourage you to look at least Chewelah , Deer Park, or Spokane just my 2 cents. Having said that I'm sure there is someone out there who has done well in real-estate in this area!
