Hello @Pete M.

I am an out of state investor own 10 single family houses in Memphis.  Some are in Frayser.  It is very block by block and you have to be careful.  My properties have done very well.  Tenants pay on time and rents have trended upward.  Most of my properties have been solid rentals for 3+ years.  Also, when I have a tenant move out I have seen a steady uptick in what I am getting for rents.  Sometimes $150-$250 more per month.

Welcome to Bigger Pockets. Househacking is a great way to start out, especially if you live on Long Island or in the city where rent is off the charts. This allows you to save money that can be used for your wholesaling budget, or to purchase your first buy and hold. I wholesale both in NY and out of state. There is competition, especially in this market, but it is definitely something that can be done. I would encourage you to find a local meet up or REIA. It's a great place to meet other investors who are doing what you want to do and accomplish.

Join a local meetup group or a REIA. You can gain access to people who are investing locally or out of state. Network with whoever you can while you are there!!!

I learned a lot from my local REIA. I met people who were investing locally and out of state, and most of them were happy to talk to me and answer any questions that I had. I found it to be a great educational resource as well as an excellent place to network.

My name is Sean and I am from Long Island as well. Ive been investing for about 4 years now, and I wish that I would have started sooner. I got started while working a full time job and having two young boys. It's definitely possible to do, you just may have to look out of state to places like PA or CT. NY tends to be expensive, with laws favorable to tenants. Maybe you could partner up with someone who had more to time to manage and you could bring capital. Also, a good place to start is local meet ups. We have a great REIA on Long Island that can help you with some education and also networking.

It's great to see such ambition and drive to learn at such a young age. Many of us wish we discovered real estate at your age. You are well ahead of the learning curve. I would suggest locating your local meet up group and asking if they need any help. I know our REIA on Long Island, NY is always looking for people who can lend a hand. Maybe you can assist in member services, or set up for events. That will also give you access to local investors who are always looking for an extra set of hands on projects. Be a sponge and offer to help in any way you can.

We are finding off market deals from owners before they list. For MLS listings we put in offers and often get rejected at our investor price. However, it's all about the follow up. Lots of deals die for many different reasons. We have someone on staff who incessantly follows up agents. If a deal can't close due to any reason, guess who they contact...
