@Kelly McJunkin I would make a bunch of stupid low cash offers on SFRs that need work utilizing the BRRRR process. I like single family because you can make tenants responsible for everything and if they're recently rehabbed are not very time intensive to manage. Once you're at 5-10 SFRs I would look into bigger deals in commercial space.

@Abigail J Steinert I got my license and currently work for a local broker. He runs a PM company to manage his and his families portfolio and took on a couple agents as well

@Donald MacMillan check out the most recent BP podcast episode where Dion talks about the binder. Show tenants the rental comps in the area and ask them what they think is fair based on the comps. You’ll likely have way more success that way than forcing an increase

@Javier Rosales these are normal emotions everyone has faced. I’d write down the pros and cons of the deal and see that there are probably way more pros than cons

@Dhaval Taylor I personally prefer traveling with an Airbnb. I like having a kitchen and the ability to cook. It’s also fun to see how people decorate the place

@Randy Mbouge To be brutally honest, you shouldn't own real estate with only $5000 in cash. I would see if you can use that as potentially marketing money to dramatically increase your income and focus on keeping your expenses as low as possible. Maybe at 10-15k buy a single family, rent out rooms to househack and after a year of that move into a 3-4 unit FHA househack

@Michael Elefante awesome job man. I just got my first short term rental. My question is, how is this managed to be booked so many nights of the year given how big it is? I can’t imagine many parties of 8+ people are looking to stay on a random weeknight. Do you require booking for a minimum number of nights?

Hi all.

I am trying to run a statewide search looking for multifamily, self storage and commercial facilities.

I know of several data sources including Yardi-Matrix, CoreLogic and Costar but don’t have access to any of these platforms.

I don’t know which is best and the price points seem very high when I want to just test and see if these are even useful for me. Does anyone know of a way to gain access to these platforms to try them out to see if it fits in my deal flow pipeline?

Or do you have any other data sources you would recommend?
