A good wholesaler usually understands that most serious investors like off market properties. Although like most said, too many don't want to spend the money or time to market for them. Therefore what's the next easiest thing? Look on the MLS, which by the way, can still give you good deals. More often that not, it is only the case if your wholesaler can get it for waay under list and still sell it to you under list.

Very rarely does a deal make sense having it above list price. I only see this with big agents that know their property will get bid up so they market it super low to start. 

In conclusion, newbie wholesalers just want to sell whatever they can, and experienced wholesalers eventually just start flipping/renting the deals themselves.

Be sure to go to your local investor meetups to network with fellow investors and have someone help you get started.

Also consider looking in the fort worth market, much less competition and lower % than Dallsa, IMO.

Look at it as if they were investing...

I've pitched that before, I said you will receive an $800 check from every month for the next 30 years, without you having to lift a finger.

This especially works with the middle class more than anything, at least in my experience.

@Michael Quarles Is right on point.

I used to like to call around 10-11am.  Only problem, was that not that many people were answering. Either way I still called because I just wanted to get it out of the way and not worry about it later. After listening to so many automated voicemails I decided to try after 5pm.

The response rate was insane!  7 out of 10 people were actually answering!

See what works best for you, some folks work in places where cell phone usage is not allowed or maybe are just too busy to answer in the morning hours.

TN is definitely a good market.

I can only speak from what I see. We've been doing a lot of flips here in DFW (Texas), especially high end. Whether we did them or we wholesale them, they are not lasting longer than 12 hours after we get them under contract. Closer to downtown Fort Worth, houses are literally selling at the open house, especially in Arlington Heights subdivision.

There will always be plenty for the buy and hold investors, but here in Texas taxes are high, but at least the rental rates offset those high taxes.

Just like @Lynn McGeein said.

We did that with our first home. Bought a 3/2/2 and moved in a good friend of ours.

Paid for half of the monthly PITI and it ended up cheaper than our older apartment. Can't go wrong with that!

It is very tempting to pay someone to hold your hand and teach you how you can be a millionaire yourself. Many people have done it and still do it to this day.

All in all, just like everyone is saying. You will learn as much and sometimes even more for FREE using BP or internet in general. This day, information can easily be turned into profit and those "gurus" have wisely tapped into it. 

I suggest spending 2 hours one weekend just browsing this forum. You will learn soo much, and you'll at least have an idea of what direction you'd like to take.

Any of the above are great examples of what you should ask.

I didn't believe any of this until I heard it for myself. After asking those exact same questions, a lady told me "I'll be honest I'll be leaving in 3 weeks whether the house sells or not, so if you want it, take it, it's yours!" 

Those "desperate" cases happen at least once or twice a month. Of course you'll have to go through all of the "non-motivated" homeowners but usually after that 100th call, you'll hit your jackpot.
