If you're trying to do STR, seems like you'd want to buy in an adjunct neighborhood. Linden Hills is extremely expensive and I don't think the STR rates will compensate for the higher investment. I have three STRs in southwest Minneapolis - neighborhoods of Kenny and Tangletown. Relatively lower investment but still getting good nightly rates. There is definitely a nice demand for STR on Airbnb in Mpls, at least in my experience.

Anyone had success marketing your vacation rental or short term rental outside of relying on the booking platform (Airbnb/VRBO)? I'm starting to experiment with FB ads, Instagram and pinterest. Also was thinking about google ads? I have my rentals linked from my custom website which I'm trying to attract visitors with content like blog posts. I'm not asking about avoiding the booking platform altogether, just driving more traffic to listings on Airbnb/VRBO.
Curious if anyone has had success in doing this and if so, any tips/pointers to consider? Thanks!

In the same boat - likely going in on a property with my parents who will start spending more time during the winters in the place we buy. Our budget is a little lower so we are focusing on finding a single family home in Cape Coral, Punta Gorda area. I manage several "Vacation" properties in Minneapolis and am making about 50% more than what I would if I rented to long term tenants and my belief is that this is on the lower end. At any rate, finding a good rental management company that you can trust will be key as well as "marketing" to and screening for the type of guests who will take care of your place. I'm currently switching all my properties over to Proper insurance which specializes in vacation rental properties and I primarily use Airbnb for bookings. Interested to follow the feedback on this post!

Looking to assist my parents in investing in a vacation rental in SW Florida (Cape Coral, Punta Gorda) to be used for personal use in addition to vacation rental. I own three short-term rental units in MN so familiar with the process of managing the properties. I'm assuming there is lower demand in May-October timeframe? Anyone have insight for rental demand fluctuations throughout the year? Or experience with average occupancy rates? Thanks!
