@Michael Woodruff I'm completely new, in the total sense of the word, but what Abel said was 100% accurate.... ESPECIALLY with what we're looking for. PropertyShark. It's a paid subscription BUT, you get a 7 day trial. Very powerful.....not only does it provide you a list of Buyers and Comps, it also tells you how many homes are Vacant or Owner Occupied, have Liens, are on the MLS, Off Market Props and a slew more. It's $79 a month. You don't have to do the subscription because you can get soooooooo much within the 7 days but you can lose is you do either. Hope this helps.

@Barry Pekin I'm grateful for your response. I need a little schooling in how you worked your number. But I asked a question earlier today, trying to start a discussion, in regards to wholesaling. The "Assignment As" forms, where can I obtain them and use over and over again? Also, in line with what you shared, I have a good relationship with a home owner who owned her home for 39 yrs. Of which, it needed repairs then but they didn't lift a finger to fix it. She's willing to let it go for whatever she can get for it and relocate. Now, using Property Shark, the equity it stated to be around $380k and the house is estimated to be around $340k. The figures for the Comps were in between those 2 figures. This may not be enough to go off of but with this info, what's steps would you make right now?

So I'm in contact with an owner. They haven't done work on their home since they got it 39 years ago and it needed work then. I plan to sell it at wholesale price BUT I do not know where/how to obtain the proper documentation to do so. Where can I get these forms?

Currently going through a divorce with a 14 and 3 yr old. Both girls. After having tried everything, taking all sorts of jobs to try and make it, with no success. Real Estate has become my only answer. God blessed me to have 2 beautiful girls, who didn't ask to be here. Though this Divorce is official, my focus is to make sure that my struggle and pain isn't transfered to them, but that my legacy is set in place for them. Just starting so my eyes are wide open for a good real estate opportunity. But in the end, creating residual income that will continually grow over time. I just want to create a security they can depend on. So when I'm gone I'll know, I've done my job and they'll be ok.

I appreciate you picking up on my handicap. Discouraged is a definite understatement..... But I know I'm not giving up. I have a few goals and achievements I need to accomplish. I've got 2 lil' girls looking up to me that I must set up a legacy for. Real estate is my best option. So, I believe, though I've got the typical newbie "frame of mind" currently, me choosing the real estate path is at least a great start in the right direction.

This is why I've kinda turned to BP and another reason why I chose the transparent route. Not knowing leaves you quite vulnerable but I can't help but believe that no one, on BP or or any other platform who may have years and or generations into Real Estate, is born just knowing this stuff. Someone had to take a second and teach someone else. So, I'm basically making it plain... "I'm a student....teach me". I'm really seeking the right direction I need to go in and the "how to" in my desired area.

LOL, I'm curious as to why you couldn't believe what you were about to tell me. Maybe once I get a better grip on wholesaling, the virtual aspect will begin to make sense.

Though Wholesaling is my current focus, it's my starting point. From here maybe then renting and or leasing option, flipping then commercial. I'll find my niche. Thank you Josh, for the positive feedback and assistance in curbing some frustrations. Many sincere thanks!!!
