The property is pretty old in age but was recently rehabbed. The seller bought it and fixed it up to sell it.

I am getting ready to put together my first rental agreement and wanted to know if I can list my business name on the lease instead of my actual name if I purchased the property in my personal name?

I am in the process of purchasing my first investment property. I just got my commitment letter today and they are working on settlement. The property is currently occupied and the tenant is on a month to month lease. He plans on staying and I would like them to stay. At what point do I have a new lease drawn up?
Also, this property is about 1.5hrs away from my home and I have not hired a management company. Should I get one asap or feel out the tenant/situation being this my first time?

I'm in the process of purchasing my first rental property and trying to get all my ducks in a row. As of right now I have't settled on a property management company and not sure how long it will take to settle on one. But I might have to collect a couple rent checks in the interim. I was wondering if most landlords use there home address to receive checks or do you use PO Box or some other method?

Okay, thanks. It's a private seller. He's a electrician by trade and his business partner is also in some sort of construction business so I assume they will try to do it themselves. Is this frowned upon?

I am in the process of purchasing my first investment property and just got the home inspection report back. The report hi lights some areas of concern. For the most part there are some smaller items but there is a comment about a porch roof that is deteriorating. Is this something the seller should fix or I should ask for price adjustment? What acceptable recourse?
