I am in the process of purchasing my first investment property about 2hrs from my home. This past weekend I meet with a realtor in the area I'm interested and looked at a few properties. One of the properties I'm interested and have contact her for some more information but she hasn't gotten back to me yet. In the mean time I do my own search and came up with another property in the area that might be good. Do I have to contact the realtor I am/was working with or can I contact the broker for this property directly?

When looking at tenant occupied properties, what are something to find out from the tenant?
I am planning buying my first investment property and would like to know what key people (broker, agent, etc) I should have lined up before I purchase. Who should be on the team?
Also, I know I need a CPA, should that person be in the state I live or where my investment property will be?

I'm looking also looking into occupied properties and unoccupied ones as well. And this will be my first property. I'm scheduled to go take a look at some this Saturday. I was wondering what are some of the things that you talk/inquire about when you meet with the existing tenant?

I'm looking for my first investment (rental) property in Allentown. I've contacted some real estate brokers and they've sent me listing. With the their listings and some of the ones I found, I have come up with a list of properties that interest me. So, I'm scheduling a day trip up to Allentown to go look, narrow down and pick the properties I truly think are good fit for me.
I would like to know if there are certain things that I should pay particular attention to when I'm evaluating a property? Also, if there are any red flags that I should look out for?
Any advise would be greatly appreciated!
