As you have read there are so many choices when it comes to paid mentorship.  The important thing is to decide what you want to accomplish first, second I would dive into the mentors free-content to see if you mesh with their culture.  

Personally, I am a fan of Jake and Gino but I have looked at several I would be happy to jump on a call and discuss the pros and cons of each and what my experience has been.

What is your goal?  Are you looking to get proficient at a specific underwriting tool?  Or are you trying to get good at the Art side of underwriting?  There is so much more to this than just plugging numbers into a spreadsheet.  

To follow up, what UW tool are you using?

I agree with @Arn Cenedella the question needs to be what is your end goal and then work backward from that.  Steven Covey said to begin with the end in mind.  If you take the time to actually envision the future and then the steps it takes to get there you may discover an entirely different path than you expected.  

Personally, I would prefer to stay on the LP side if I could but I don't have enough capital to invest in that side to create the lifestyle I want so I am focusing on doing my own deals and helping raise money for others while building my nest egg.

I have been considering getting a demo account with prop stream for this very purpose.  They are supposed to be great in the smaller markets I am not sure how they are for bigger complexes.
