The February Magic Valley Real Estate Investors Meeting will be 6:00 PM - 8:00 PM on February 10th at Hong Kong restaurant. Networking begins at 6:00 PM and the presentation begins promptly at 6:30 PM.

We will have Brian Briscoe of Four Oaks Capital. Brian is an active Apartment investor and the host of the Diary of an Apartment investor podcast. I am very excited for him to come and speak with us. He has a wealth of knowledge and a ton of experience. Bring your questions I know I will.

Nate is extremely knowledgeable and has a wealth of information, he has previously worked for the City of Twin Falls as the Director of Economic Development and has been involved in several economic development groups such as the Urban Renewal Agency, Region IV and several others.

These programs can be worth every penny or a complete waste of timebased on your situation and the action you take.  Before you sign up with any program ask yourself what your specific goals are, what your values are and what action you are willing to take.  

If you don't work it won't either.  

That said I have looked at several programs, including Micheal Blank, Rod Kleif and others.  I choose to join Jake & Gino for a variety of reasons but primarily because they fit my goals and values as I mentioned above.  I would be happy to go over my experience with you and why I made the decisions I did.  

Either way, before you move forward I would dig into some of the persons free content to asses the fit before proceeding.

What are your thoughts on an educational book.  Such as The Hands-Off Investor or passive Investing made simple.

I would compare Cash on Cash (COC), and Internal Rate of Return (IRR) these are much more important metrics than Cap Rate
