@Tyler Watson  I spent a lot of time researching similar groups to Jake and Gino before joining their group.  I can tell you the education is good, the events are top notch and the people are amazing.  The team does a great job of ensuring the right people are invited in to the group so the culture is better than any other group I have seen.  I am happy to answer any specific questions you may have.

If you want to invest in Multifamily in Florida I would suggest finding an experienced partner.  I know several people who buy in Florida I can make some introductions if you are interested.  

I have done research on several mentors.  The first thing you need to do is decide what you want to do in multifamily.. I.e. 4plex, 25 units, 100 Units...  That will help you narrow down the mentors you need.  After that start consuming some of their free content first to ensure you are a good culture fit.

There are so many variables here.  You may be able to get better Cash on Cash on a single family or small multifamily (duplex, triplex)  if you can do a low down payment scenario.  That is if nothing goes wrong, the cash flow from these will have a hard time covering a major repair bill, I.e. Roof or even hot water heater.  

The way to get around the major expense issue would be to have several houses, duplexes, triplexes, etc..  Scale is the key to offsetting those costs.  Alternatively, you can invest in larger multifamily that as the scale built-in.  

More importantly, I think you need to decide the amount of work you want to put in both of the strategies above can easily be full-time jobs, you can also invest passively in multifamily syndications and come close to the same returns without all the work and other significant benefits as well.
