@Sonny Ngo Great information in this thread. With it being a sellers market right now in Houston, what kind of margins are you getting from the wholesalers?

I am also interested in which contract would be the easiest to use. Can anyone post it?

I am a looking at the TRAC contract but I heard there is one that is easier to use.

Good job and don't get discouraged if you don't get a single call. I had to go through over 100 bandit sings before I got a call.

I am trying to close a deal right now and the seller wants 10k more than my number.  I was thinking of hiring a contractor for $50 just so that I can have him help me get the actual cost of repairs on the house. Wholesalers do you think this is a great way to get the deal or should i got there by myself and try to negotiate?

You can get a list from Listsource.com and send yellow letters. You can look for FSBO on craigslist and try to make cash offers.

I have been talking to many sellers that call from yellow letter or bandit signs the last few months. The problem is that I am not doing a good job of finding out how motivated they are. When I do meet them they are always wanting retail price for their abandoned property. My questions is should I use a better script or should I just talk to them and figure out if they are willing to sell at a discount for a cash offer? What works best for you guys?
