Real Estate Agent here from York, you are correct the York and Shippensburg are some great areas with high returns.

In the state of Pennsylvania PAR (Pennsylvania Association of Realtors), which is the contract you are using, requires the agent does an estimated closing cost sheet for what ever side they represent. Its both on the Agreement of sale and on the listing documents. Also require the agent to show them a Consumer Notice, Lead Base Paint and the Money Deposit Notice.
Why does the end of a sales agreement ask that the buyer sign saying that they have received an estimate of closing costs, when a contract is signed before any of that is done? I'm not sure what to tell my buyer about that part when I go to him with the contract

You are referring to Page 13 paragraph G, which in my opinion is the most important paragraph in the whole contract. If the box is not checked, and you default on the contract. Not only would you lose the EMD (Earnest Money Deposit) but the seller could come after you for not following through.
Question 2 : DEFAULT, TERMINATION, AND RETURN OF DEPOSITS : There is a place where you can check "SELLER IS LIMITED TO RETAINING SUMS PAID BY BUYER, INCLUDING DEPOSIT MONIES, AS LIQUIDATED DAMAGES" . I'm not sure what is standard, and how the wording before it fits in with this particular statement, if anyone could clarify.

Hi All,
I need some help, never ran into this issue before but any help would be greatly appreciated.I have a commercial property lease being renegotiated, it's currently listed at $1 million. The new lease won’t kick in for the next 4 years where the lease will double the price it is now. My question is, how would i price it now?
