I have a machining background and recently transitioned over to full time Realtor and I love it! I was a CNC machine operator and department lead for several years when I lived in Portland. I moved down to Georgia in March of last year and got into real estate. It's a huge change because you're not stuck in some building all day running machines and it's also not W-2, but it's awesome because it's a people business and I love people! Whatever you chose to do, just make sure it's something you love doing. Good luck out there!

@Dina Carrol I did my pre-license course online with OnCourse. That's the full course though, probably not what you're looking for, but it cost me less than $300 I think.
Talk to the broker you're going to hang your license with...They should have some information for you.

@Wilson Lee You can occasionally find a truly motivated seller on the MLS. There are a lot of cash only deals and distressed properties as well.
@John G. There are quite a few investors that put low cash offers on 100 houses to get 1 under contract. It's a pretty good strategy for certain markets. I've heard some of the people that were on the podcasts say they've done it as well. You just have to find a realtor that's willing to put in the time. Like someone new...like me haha. ;)

@Tom Valichka I agree with @Jacob Wathen. Definitely have a real estate attorney look it over. I recommend Ganek PC. Atlanta based since the 70's.

@Georgui Kasaev Right now I'm mostly focused on Gwinnett county, but I'm open to do business anywhere East of the perimeter. When looking for a brokerage to hang my license, I looked for the one with the best training and highest number of closings. I chose Keller Williams First Atlanta. I am looking to be a realtor full time though.
