Quote from @Wenyu Zhang:

By foreign nation, are you completely outside the US without any US residency or you are on a temporary visa? I know a lot of bank do foreign nation loan but just need 30% down. If you have credit history and a valid visa, you can find lenders treat you the same as a rensident.

Completely outside the US, living in Australia.

Quote from @Jayson Cain:

Hi @Sessalli Obasuyi, I'm based in Southern California, but I have started my out of state real estate journey in Indianapolis. Now, I have a portfolio of Short Term Rentals and Long Term Rentals.

I've also helped other investors with their DSCR loans and flip projects. Happy to share my experiences and chat with you more if you're interested.

 Great I just DMed you.

Hi we are looking into financing options in the US as foreign investors and came across America Mortgages and their parent company Global Mortgage Group, but I can't find many reviews. It seems like a good company, so I was wondering if any one has used them and what their experience has been.? Also, if you have any lenders or mortgage brokers that you can recommend for foreign investors, please do share.

What company did you use?

Hi Chris, the turnkey provider that helped me, works the Cleveland, Ohio suburbs areas like (Cleveland Heights, Shaker Heights, Euclid, Maple, Garfield, basically all of the Heights). These are good working-class neighborhoods.  I use my turnkey providers boots on the ground as well as property management.  Although I do like the property management company that I have now, my turnkey providers boots on the ground are an extra special blessing to have access to for the success of my investment.   I will PM you the details on who I use.

@Basit Siddiqi @JD Gunter So I am initially buying them in my name and then transferring the deed to my LLC. I'm not necessarily selling the properties any time soon. I definitely plan on having positive cashflow. I will hire a property manager. I do have outside income. How would that affect my tax situation? Also, I will make sure to find a CPA. Also, thank you both VERY MUCH!

I know that you pay property taxes for the property you are renting out, but are there any business taxes that you have to pay as well? Is there somewhere that I could look to find out tax information?

I'm looking for a national investor-friendly or really wholesaler friendly title company in the USA (just to be clear). I'm looking to go nation-wide and am hoping there are some lovely title companies that would accommodate me. Thanks in advance.

I just read about it and I thought it would be a great way to kind of hack wholesaling(getting houses for less than they are worth and selling them higher) but on the owner-occupant side with luxury homes. I'm not sure if it will work, but I thought it was worth giving a try. This isn't my idea, by any means, but they said it can work like that. I wasn't sure if that was legal, let alone possible.

I read in a book that you can auction a house you have an option contract on. Is that true? If so, has anyone done so, how was the process? How did you contact auction houses, if you've done it in Dallas, who did you use? Did you tell the seller?
