Hi,

I'm looking for a good Direct Mail service that integrates well with Zoho CRM (perhaps via Zapier) so that I can automate as much as possible my Direct Mail campaigns.  Any recommendations?  Thanks in advance.

Hi BP,

I've been considering selling my personal residence to free up some liquidity and then leasing it back for some period of time (say, 6-12 months).  Would I be correct in thinking that to an investor, this would look like a "turnkey" investment?   Thanks!

Hi All,

Does anyone have any experience using either/both InvestorPO or Zoho for the REI CRM? I have a couple sites set up on Investor Carrot, and will also be signing up to CallRail, and I'd like to (as seamlessly as possible) have leads from both sources feed into a CRM. If you have any other recommendations for a CRM, I would love to hear about them. Thanks in advance!

Got it. Since the likely outcome will be that it’s developed and sold, would I be correct in thinking that the profits should ultimately roll up/into an entity taxed as an S- or C-Corp?

Hi All,

I am considering buying some land in Chicago to hold for future development (likely not less than 2-years). The parcels are ready-to-build, with city services (power, sewage, etc) already available. But I want to wait until the neighborhood improves before committing resources to developing and building on the land.

What entity structure(s) would you recommend? Thanks in advance.

Hi All,

Quick, maybe stupid, question: If make an offer an get a property that I intend to wholesale under contract (title will be taken in the name of a land trust whose beneficial interest will be transferred from me to the buyer), do I need to send the seller a purchase & sales contract when the offer is accepted?  Or would that be a task for the new buyer.  Thanks in advance.
