Thanks for that breakdown and info @Dan H.. I agree markets like SD are better for appreciation and have heard before that rent appreciation can also get them to cash-flow as well. I'll take a deeper look at your cost breakdown to get a feel for what's possible here in town.

Great info @Jay Hinrichs, I'll definitely plan for 50% expenses to limit downside risk as much as possible when I price any deals I want to go for. I'm glad several experienced folks, @Thomas S.and others,  chimed in here because I would have otherwise thought the deal Lane proposed was pretty good, where it looks to actually be ok, which I think is still fine.

Makes me wonder how hard it is to actually find "great" deals that cash-flow while accounting for 50% expenses. Thank again to all who commented for the great info!

Here's what confuses and keeps me in analysis paralysis mode. 

@Lane Kawaoka listed? I don't doubt that all those expenses are legitimate and that it's a great idea to account for them from the start, but it seems like it would be hard to find deals that worked if they were always accounted for and it seems most people do t account for them. Just wondering...

I visited KC last year to semi check out the rental scene for some potential out of state investing and thought it was a pretty nice city that would warrant further investigation. Some areas were really nice, others not so much, so location is very important here for sure.

Here's one difference between Dallas and San Diego...a condo that rents for $1550 here with no upgrades or furnishings would sell for at least $200k for which just 20% would obviously be 40k, that would be almost 50% of the cost of your place. Just for some perspective regarding the 25% or more down you might have to come up with. 

If that rent is attainable even without the current guy you need to jump all over that place. I would kill for a deal like that here in San Diego.

Be sure to post about your experiences too! I'd be interested to see what you do both investing in places in Detroit and if you feel it's worthwhile to unlock your SD equity and put it to work in Detroit.

Totally agree with your strategy...gotta unlock that equity and make it work for you. Cash flow pays the bills...

I'm pretty much priced out of SD barring a major correction and have been looking at different out of state areas, one of which is Ohio. 

If you're comfortable sharing, what attracted you to Ohio and what parts of Ohio are you looking into? It's a small state, but there are quite a few "big" cities/areas there.
