@Stefan Johnson I’m new as well but from my research I’ve gathered that it’s best to have your own title company, that way you are in control of the deal/terms of the deal.

I’m interested to hear what others have to say though. Great question!

@Carissa Van Evera I use DealMachine to look up properties while I'm out and use Propstream to get detailed information on the property like details, comps, MLS details (if it was listed on the MLS, if it sold or failed, how many days it was on the MLS), last property owners, how much it last sold for, how it was purchased (Cash, financed, etc.), current owner's mailing address. It also gives estimated value, estimated rent, estimated equity. I then mail the current owners with a hand written postcard I create.

I’m a newbie and don’t know much but was wondering if any of you have heard of Propstream? If so, is that sort of the same thing?

@Arlan Potter @Robert Arquilla these are both great answers.

I was listening to one of the older Bigger Pockets podcast shows (episode 20 to be exact) and @Brandon Turner mentioned that there are three levels of contractors, the first level being the cheapest guy that may work for $6 dollars an hour and a pack of cigarettes and the third level being the guy that installs $100,000 kitchens. As new investors, we usually go for the cheapest guy; but what we really want to do/should do is hire the guy in the middle.

@Justin Stewart reverse engineer! Do what you did to get your first deal and fine tune it. Let that be your strategy until it no longer works for you.

Hi BP Community,

I’m new to Real Estate Investing so don’t know much about contractors but in all of my research and talking to other investors, contractors seem to have a bad reputation.

I’m just curious to know why and if they really are that disloyal/dishonest. If so, what is the deal? Why is that the case??

 Thank you so much for your advice!!!!! That makes me feel so much better; I have a list of questions to ask the attorney I just wasn’t sure if they were looking for something in particular but knowing that I’m essentially in control gives me the confidence I need.
