Hi Ola,

I agree with you that to interpret the data you need to know your preferences, and it does seem like learning from somebody experienced is the best way to get a sense of how things work.

I'd be interested as long as they're okay with me working on my own deal at the same time. I'll keep an eye out for opportunities like that.

Ok, makes sense. Say I gathered the data from the departments and took a look at street view, how would you recommend interpreting that information? Are medium crime rates a deal breaker, even if rent growth is high? What kind of employments are desirable.

I guess I'm not asking for actual answers to those questions, but I am curious how any of you did or would recommend learning how to tackle them.

I'm looking to do my first deal in the Tampa-St. Petersburg area, and, it's a big place. I know that understanding the industry and hiring centers is important, as well as crime rates. But what's a good way to steart learning about those things, and what else is good to know about the city so you can make the best investment decisions? How would you do it?

I was doing some preliminary interviews of multifamily PMs in Tampa and I ran into a snag I'd like to get people's opinion on.

I called the management company and told them I was an out of state investor with a few questions. I asked what their portfolio composition was, and she said a little bit of everything, and maybe 15 or so MF and commercial properties. I asked if she could send a specific number of multifamilies maybe in an email after the call. She said she wasn't comfortable doing that since she didn't know who I was or if I was competition.

That struck me as a little strange. As an investor I want to know the experience level of a management company I work with. But it was my first call, maybe I'm missing something. Is that question outside of industry norms, any thoughts on how to have handled it?

Are you thinking about SF or Multifamily? I just bought a SF on Myra St. in Jax and have it managed by Valiant Realty. Their accounting system is a little odd, but the operator is experienced and professional.

Hi everyone,

I'm wondering what process you use to vet managers in the multifamily space when moving into a new market. Is it much different from SF or small-multifamily management? Any other dynamics I should be aware of to do it right?
