Hey BiggerPockets community,

I've been a long-time user of the BiggerPockets BRRRR calculator, and it's been an invaluable tool in my real estate investment journey. However, I've noticed that one feature seems to be missing, and I wanted to discuss the possibility of adding it.

Suggestion: I propose that BiggerPockets adds a feature to the BRRRR calculator that allows users to input refinances as many times as they like and have these changes reflected in the PDF results generated by the calculator. Additionally, it would be great if the calculator could help users track and potentially lock in better interest rates during these refinancing stages.

Currently, the calculator is fantastic for analyzing the Buy, Rehab, Rent, Refinance, and Repeat (BRRRR) strategy, but it assumes a single refinance with a fixed interest rate. In real life, investors often refinance multiple times not only to optimize their returns and pull out more equity but also to potentially secure better interest rates.

Benefits:

  1. Realistic Scenario: Investors often refinance multiple times to maximize their cash flow and equity, and this feature would allow for more accurate financial planning.
  2. Comprehensive Analysis: Having the ability to input multiple refinancing stages would provide a more detailed and accurate picture of long-term ROI and cash flow.
  3. Interest Rate Optimization: With improved interest rate tracking, users can make informed decisions about when to refinance and potentially secure better rates, further enhancing their returns.
  4. Time Savings: It would save time for users who currently have to manually adjust calculations outside the calculator and compile results.
  5. PDF Integration: The ability to generate PDF reports with these refinancing stages included would be a game-changer for presenting investment proposals to partners, lenders, and other stakeholders.

I believe that adding these features would significantly enhance the functionality of the BiggerPockets BRRRR calculator and make it an even more valuable resource for the community. I'd love to hear your thoughts on this suggestion and whether you think it would be beneficial for your real estate investment analysis.

Looking for recommendations for a specific color for interior doors for the rehab I’m doing

I just bought a duplex 2016sf total 1008sf each unit, year build:1992 (cash deal, refinance after rehab)

The tenants go out in two month and will start renovating both units. I wanted to know which home insurance company and policy I should pick. Any recommendations would be great!

Looking for advice.

I’m about to close on a duplex. One tenant has a month to month contract, the other has a contrat until April 2022. I would like to renovate the 2 apartments ASAP.

The tenant who’s staying until April just asked if she could bring in a support dog. So I thought about letting her get a dog and also offer her 2-3 months of rent-free living under the condition that she has to leave after these 3 months (which will allow us to renovate sooner). However, if she doesn’t agree to this, we won't allow her bringing the dog, and she'll have to pay rent as usual until her lease expires.

Do you think it is a good/fair incentive? Can you think of other ways to have her leave before the end for the lease? It's my going to be my first investment property.

P.s. I wouldn't want to have her to stay after the renovation since I saw how she is living and I'd prefer a more caring tenant.

I have two units I need to renovate, wanted to know if I should take out the existing tabs and replace with new or call a refinishing/glazing company to renew the bathrooms?

Bank list the property at 200k

Need rehab of 80k

ARV would be 300k

Rent will be 3600 monthly

Comps are at 300k plus

How much would you offer consider all that
