hi Duncan, i could really do with some help!. I would consider here in WA or FL where i already have some rentals. I like the idea of buying a new duplex construction is an OZ.

Hi I invested a year ago due to the influx of activity around Daytona. Just read Amazon is building a fulfillment center there in the coming year. 

Im out of state and was hoping i could get some advise from you all on a good management company. I have a duplex and one tenant has just upped and left apparently so any recommendation would be much appreciated!.

Hi All,

I would be very grateful to hear the views people have about this OZ senerio!..

Example..

I have a 120K in capital gains that I will be receiving in the next 2 to 3 months.

A plot of land has been permitted by a developer in OZ and is advertising a new construction duplex to be built on the land that would take 6 months to build. 

So I place all of the capital gains of 120K down as a deposit to buy this 500K duplex.

I then employ a lawyer to help setup an LLC correctly! and place the property in it as a rental for 10 years and hopefully defer my all of 120K CG if I get a mortgage for the remaining 380K?...

i think that if this is your first flip and your out of state its not clever to demo the bathroom. once the walls come down your GC will be licking his chops and that 13k will soon get up to 15K. dont take on too much when you dont know what you doing!

Hi Natalie, many thanks for your comments.  I thought it would be a long shot but no harm in asking right!.. 

So i can buy a new build in an oz as long as i create an llc and fill out the correct irs form which number escapes me right now?. 

I did read something about having to buy a property for lets say 100k but then obligated to invest another 100k into it.

Hi All.!

Less than a year ago did a 1031 and bought a new build duplex for 305K that i now realized is in an O.Z. This year i am going to have a large capital tax bill to pay in the region of 100K.  Does anyone know enough about Opportunity Zones to know whether i can defer these funds for this new one i bought last september?. Thanks in advance for any advise .
