After doing some research for a few months, I wanted to follow the steps of taking out a USDA loan for an owner occupied multi-family property.  Later speaking with a local realtor, I somehow missed how many areas close to my current residence are ineligible for USDA loans and I was educated that my search would need to move south towards Middletown area.  Living in Wilmington, Middletown is a bit out of the way but if it is what I have to do to get started I'm willing.  Only issue I have is when I'm doing an online search of multi-family homes in the state of Delaware, I find mf properties everywhere but in Middletown..  I'm not in a position to make a large down payment and that's the reason for interest in the USDA loan.  Just looking for any advice out there from the BP community, thanks in advance!

 I'm new to RE myself, and I'm actually working towards investing into a multifamily here in Delaware.  Would love to keep in touch, maybe share advice as we're both diving into something similar.

I was doing some research on a few multi-family homes, and there was something I came across but I'm not too sure if I understand it fully.  When looking at the description of the house it stated the property taxes amount, along with the year.  Eg: Property taxes year: 2015.

What does that mean exactly?? The property taxes do not need to be paid in 2016? I thought they were due annually?

Hello all,

My name is Shakir Leatherbury(somehow I forgot to add an a in my last name when setting up the profile and can't seem to find a way to change it), and I am from Wilmington, Delaware.  I have a very minimal background in real estate, as I purchased a few tax liens in the state of Florida a few months back.  Currently I am working for bank of America in the small business department, where I read biggerpocket articles during my down time and that is pretty much how I ended up here today..

I believe investing in real estate will put me in a position to have the freedom to do what I want, when I want with the people I enjoy most.  Most importantly I believe it will give me control over my financial status for the rest of my life, and prevent me from having to depend on 40hr work weeks just to get by.

At this moment I am currently mostly looking into investing in owner occupant multifamily homes, as I am still fairly young and believe this will give me good investing and life experience(also out from underneath my parents roof lol).  Down the road as I become more experienced, I want to venture into flipping houses and also wholesales.

Last but not least, I know at the end of the day I have to take action and my future depends on the action I take now.  There will be mistakes, there will be growing pains, but I know that it will be lessons learned that will only be of benefit in the long run. 

With that said I am looking forward to building relationships through biggerpockets and ready to put the necessary time not only in/on the books/web but in the field!
