Fico – Typically 650+. Lender does work with credit challenged borrowers as long as the credit issues have been resolved and the story makes sense!

Loan Terms – 25-30 year amortizations. 3, 5, 7, and 10 fixed options

Loan Size – $300K to $30M

Max LTV – Up to 75%

Debt Service Ratio – 1.25+

Interest Rate – 4.00%+

Non-Recourse options – Min. credit score is 620 for US citizens. LTV for Non-recourse will be based on overall credit/loan profile. All loans to foreign nationals are considered non-recourse.

I agree with Erik Hitzelberger I do use a minimum 1.5%+ for quick analysis. But that's all that I use it for.

The point was not based upon anyone's "thinking".  The point was based upon fact.  If a property does not appraise, the bank will most likely not lend to the value.  It's also a bit obtuse to infer people don't know value or costs of appraisals within their marketplace.  $1200 may be the cost of appraisals for you, it would not be for others in their respective marketplace. Also, some appraisal costs may go even higher depending upon the level of appraisal.  I know this as I own several commercial properties.  Please keep your assumptions aside and drill down to better understand.
