They advertise quick close and 100% financing for hard money, but they are extremely slow, extremely poor communications and they don't seem to understand appraisals. They have hidden fees and costs they don't tell you about. I will probably lose a really good investment property right now with them because of the above issues, and they really don't care about their customers, it just a numbers game to them. They seem to spend a lot on FB advertising but if they spent the same money on training and customer service, I think they would do much better. I would not recommend using them, I have been much happier with Dominion Financial Services.   

It all depends on your expectations; do you have a number or percentage profit you are trying to achieve? I would get at least 3 quotes for the work to be completed and have a solid scope for expectations (quality of finishes, timing, etc) to ensure realistic numbers and check references. Also, I would confirm the ARV is correct, have an experienced real estate agent perform CMA and not only recent sold but under contract and current listed prices. Check days on market and make sure there is room in the budget for holding costs and commissions if you are flipping and include about 10% contingency. The more effort / time you spend up front the more chance for successful project.

I'm still looking to add more great partners! The Birmingham (and surrounding area) market is still very strong. I have residential and commercial opportunities. The property is near Birmingham Alabama 

Hello, I have an opportunity to purchase a lakefront RV park, with a ton of upside potential. But I am hitting a roadblock when getting financing, the current owner is old school, and he didn't keep any financial records. The park is full right now with long term renters, they keep their RVs at the park and come in on weekends and holidays, etc. There is a 1200 sq ft building (the owner is currently living in) that I will turn into a short-term rental. There is a paid boat launch, fuel, ice and vending sales that is not currently advertised (only word of mouth). The potential to increase the revenue is huge, but to qualify for a loan the bank needs to see the financials (P&L, tax returns, etc.)

What are some financing options for a situation like this? (The owner will absolutely not owner finance).
