Hi Lorraine - Just seeing this post. I am a Realtor based in Oneonta, NY. I grew up in the Hudson Valley in the Village of Tivoli. I have spent plenty of time in the Catskills throughout my life and would be happy to talk with you. One suggestion to avoid insane prices might be to focus on the western Catskills where STR rental demand is still there but it's slightly out of the way (Delaware County, western Ulster County, even Schoharie County) Feel free to reach out!

@Aneury Evangelista, It is listed at $147k but has been on the market for more than 6 months and has slowly been dropping in price. I also think that is a bit high for the area, especially because it is in the 6th ward, away from the colleges.

I'm currently looking for my first deal and found a duplex in Oneonta, NY. It is listed for $147k and is currently rented out. I am looking to buy with an FHA loan. Everything seems to work in the units.

One concern I have is that I would have to kick out one of the current tenants (not renew the lease) as I am looking to owner-occupy. What would you do about that?

Also, I am looking to only live here for 12-18 months and then probably leave the area. Is this bad to do on your first deal?

The property is located in Oneonta, NY, but not in the area where most college students live.  It is located in one of the poorer areas of Oneonta.
