So your concrete pad is raised above the neighbors yard and your tenant washes pet waste off the edge into their yard? Honestly if thats the case its a gift if they split it with you. There must be some sort of zoning or nuisance ordinance to cover this. I have multiple dogs, I hate zoning and nuisance laws. I would complain about this too. Lol

As for what they want to charge, i would have had it quoted myself from the start. My opinion, if youre unwilling to make the tenant stop doing what theyre doing, i would get the wall built however it needs to be done.

One thing im confused on Are you a buyer agent only? Or you refuse to deal with out of state buyers for peoperties you have listed?

Im not following this at all. Someone posted a link below and it clearly says single unit, no rentals. Ive never used fannie mae and my broker (multiple actually) says he cant get me anything under 20 % down because i own a home. Unless i move of course.

We dont have enough information on your relationship, nor am i asking for it. But you have it!

I dont think marriage is all that important in the grand scheme of a relationship. I know many unmarried couples whove been together for decades. Should they not have combined finances? Theyre not religious and dont need the government involved in their relationship. Some raise children together etc. Marraige to me isnt the defining moment or action.

Now... if youve been together a week.. no.

If she has no interest in pursuing the same path as you... no

If youve been together for a while, have the same goals. Etc. Maybe. My fiancee and I own property together. We mingle some finances. Etc. This idea that you need the government to approve of your relationship is nonsense to me. If youre religious thats another story.

OP Honestly its hard to say without a thorough review of your finances. I believe people usually know the answer and just dont want to admit it. Hindsight is 20/20 but if youd paid off the debt all along instead of saving 25k you wouldd probably be debt free and half way to your down payment. Probably have it by christmas. I keep my income and expenses on a chart. If i habe debt laying around and receive a large payment, (self employed so nothing steady about my income,) igo to the chart and see which will improve my cashflow more. Should i remove an expense, or invest it. This is where bruce is saying income will help you pay it. If your payments $1,000/month and you would get $1,200/month income then your cashflow improved by 200 vs payong it off. Youre already paying the $1,000 so now youre paid off in less than half the time and your cashflow improves by another grand bringing you to a net cashflow of $2,200. Its a risky game though. If youve already struggled to pay your debt and something goes wrong you can end up in foreclosure and defaulted on your credit cards for a massive net loss of cashflow. If youre still working in a layoff prone field i dont think i would take this route.

I agree it would be highlt unusual for a billboard. I just meant easements. As i stated earlier, in my experience most billboards are just leases, no recorded easement.

Im curious if this sign has an advertisement on it and a permit or if its abandoned.

This sounds like a whole lot of nothing. Did you want to buy the property or didnt you? You asked to negotiate they said no. What are you going to the attorney for? To see if you can back out? You can. Will you keep your escrow? Whats the contract say? I regularly refer to a hpuse i own as 1,200 sq ft. Its 42x30 so thats 1260. But that includes 300 feet of porches. They are enclosed and heated so they should count right? Lol who knows. Did you make your offer based on a conparable per square foot price? Because i dont think ive ever actually seen an appraisal by price per square foot even though its an acceptable method. I used it once. When the house was 6000 square feet but only 3 bed 2 bath and we couldnt comp it. 3/2's were only 2500 square feet, and 6,000 sq ft houses were 6 bed 4 bath. I ran comps 3 different ways to try to figure out the best comps. Otherwise, back to my forst question. Do you want to buy the house or no?

To be clear, theyre not always a separate document. Sometimes theyre cited in the deed of your property or even another property that gained the easement. Theyre a royal pain. And new deeds say subject to prior easements.
