That sounds like a nightmare. I try to be a respectful guest. I shake sand out of the clothes outside. Rinse mud off etc. (Im an active traveller.) But i could totally see someone taking their whole families mud run clothes and tossing them in. Lol

I agree. Just pointing out that from my perspective he is asking how to structure what is essentially a partnership, and you were advising on paying a contractor to complete a task. I could be wrong on birh accounts but thats what i read. 🤷‍♂️

So if we assume you were in the right to refuse a refund, then it sounds like VRBO has a policy of not disputing 2nd chargebacks. But having left after 1 night wed obviously all love to know what the dispute was. If they left for a legitimate reason then VRBO could have received more details and determined it was not worth fighting.

I can say when i use airbnb thats the first filter i check. Im sure many others do as well. I wont ever see your rental that doesnt have it. But if youre booking it at a decent vacancy rate im sure you dont care if i see it. Haha

I wouldnt say a word to her unless its affecting other units. Great way to start a bad relationship in my opinion. Especially if shes not smoking inside. Smokers smell like smoke. Their things smell like smoke. The apartment is going to smell. My mother in law watched my dogs when we were out of town. Left her hoodie inside. It took days to rid the house of the smell just from the hoodie she wore outside to smoke. If you accuse her of smoking inside youre likely to cause a riff.

As for purchase price, anything you can use to get a better price is fair game. Try it.

I agree that we need more details. If it needs tented i take it to mean there was more than a roach they saw. Whats legal and whats right are not always the same thing. Im torn on whats right. While you offered to fumigate, there can still be some issues. The process takes at minimum a few days right? Maybe even a week. Then cleanup time after. Where did you propose they stay during that period? In other words, was fumigating it a reasonable option for them? As an investor its easy to say they broke the lease that money is mine. As a consumer, Im not sure i agree with myself. If i went to a restaurant and my steak were under cooked id have them cook it more. If i found a dead mouse in my soup, i would demand my money back, and likely never return. Youre the only person in this conversation who knows which of these scenarios your tenants were in.
