@Nathan Gesner I did screen them and they passed fine. But stuff happened to them and one of them got laid off, which was unexpected so this is why they are now realizing it won't be affordable.

So I have a bit of a dilemma, I have a tenant who signed a 6 month lease that runs Dec 15 - June 15. They signed the lease and has given me $750 of of the $1000 due for the security deposit. Now they are claiming that they do not think they will be able to afford the rent anymore due to circumstances. They have already been late paying the security deposit and now asking if I can cancel the lease and have them get back their $750. 

Am I allowed to keep this as they have wasted almost a month of my time and not getting my money for rent? Or should I do like 50/50 or do I just give it back?

Have people trying to look at my unit in NH, with 2 service animals. I have a one animal limit , does anyone know if you are allowed to limit still even with service animals?

I would have kept it personally, unless you need to get it off your plate right away. If it is a great property you could've moved in with your family member and rent out both unit which should cashflow. What's the plan in the future, why move away from it?

Just wanted to add, that I bought my first house hack a couple months ago. I came across the same worry of inheriting tenants, so I needed one unit open to live in. The way I did it was just let everyone in the process know my plan, since I was getting an FHA loan I had to be in within 60 days of purchase. That was luckily right when one lease ran out. So before I even bought it the prior owners let the tenants know that they would not be getting a new lease from the new landlord. So when I bought they already knew the plan, and last month the lease ended, the were out no problem at all.
