Yes, I agree, there were a lot of things I should have done, and this is where my lack of action has brought me. A good learning experience. I typically give a 2 month notice to vacate but and giving her the option of 1 month or immediate eviction.

I have a candlemaker that has rented the non-conforming 3rd floor unit of my property for the last 3 years. She is not supposed to be living in the unit because it only has a half bathroom. To paint a picture, it was created as an art studio with skylights and is a fantastic creative space. This tenant has not only been living there but is a major alcoholic and I have found her passed out on the property incoherent twice... It's alcoholism on another level. I had given her notice of infractions and told her if it happens again she's out She brought a mini fridge in that is packed full of food so it leaked and caused the ceiling to cave in the bedroom of the 2nd floor unit. When I went up to make sure the fridge was removed there was fecal matter everywhere. Her unit also had mountains of trash everywhere. I typically give my tenants a 2 month notice to vacate per the lease, but I want her out in 30 days. That being said, I am giving her the option to be out in 30 days or of me filing an eviction. My question is, since it's a non-conforming unit, can I get in any trouble for renting the space out to her if I were to file an eviction?

@Matt M.Thank you for the tip- I will strictly be working in Real Estate sales and building my buy and hold portfolio- so no more roofing for me.

I believe you can request a copy from the MN attorney general.  Another great resource would be the MN multi housing association.  I use their lease to make sure I am complying with all of the laws.  I

I am moving to Denver in June and am clueless as to where I should be looking for a property.  I hold an RE license and will most likely apply in CO.  What neighborhoods are up and coming where you predict growth in equity over the next few years?   What areas are you investing in?

We noticed that the last group met up in the south Metro, so we thought we would shoot for that area.  What would be a more central location that would work for everyone?  Why don't you shoot out some ideas and we can all decide on an ideal location to meet.

Hello fellow Twin Cities investors!

Tim Kindem and I are looking to start a Bigger Pockets monthly meet up group.  This will be an open networking forum for sharing tips & strategies for real estate investment success as well as potential leads on deals.  Who knows- maybe you will meet your next partner to help you get to the next level of your investment career.

This meeting is for all types of investors at all levels.  We will discuss a particular podcast from BP or even an article every meeting.  We will also discuss books that have helped with our success, tips, tricks and anything else you think would benefit the group.  The remainder of the time will be devoted to networking or we can shape our meeting as we go.

I will send out reminders as the date approaches.  Let me know if you are interested so we can get a head count and we can try to get something going on a monthly basis to really get the most out of our Minnesota Network.
