thank you all for your comments and insights. The Airbnb thing in Derry township is shameful but I'll be certain to check ordinance before I start renting. I think I will focus on owner finance and lease options. I am also going to get with an RE attorney soon.

Good Evening BP members!

I am very new to REI and my fire was sparked by a free webinar hosted by Larry Goins. I learned of Seller Financing that day and I got really excited. Unfortunately, the $5k-$10k homes that I could possibly buy in my market are houses I could never sell. They aren't livable and they aren't in any type of desirable neighborhood. So I introduced myself to other famous investors such as Preston Ely and Chris Goff. After careful consideration I want to start wholesaling for quick cash so I can do seller finance and possible buy and hold investments.

My buy and hold would be a little different than the typical investor. There are several colleges out my way as well as several huge tourist attractions. My plan is to use the local RE market to rent via Airbnb and rent to local college students. More research and studying is required to make that a solid plan but one of our very own members is doing the Airbnb in my area and the numbers are amazingly impressive. Within 10 years I'd also like to own vacation rentals in various hot spots in the US but I have to start somewhere smaller and local. 

Fellow members, your input, advice and wisdom is greatly appreciated. Also, if you are interested in buying wholesale properties in the Harrisburg/Hershey/Carlisle area in PA, please let me know so I can add you to my buyers list.

...And does anyone use "MyREIPro"? Just signed on for a free trial and it astonishes me. I think it's worth the $100/month, anyone agree or disagree...

Great places in PA to invest are the Harrisburg suburbs such as Mechanicsburg, New Cumberland, Hershey, and Steelton. These are areas I'm researching regarding investing, but I'm local. Hershey is a huge tourist city with year round attractions. Another place I would consider is Carlisle. From spring to fall there are huge events at the Carlisle Fairgrounds and Dickinson College is located there which means opportunity. There is an investor in Lemoyne that owns a property and uses Airbnb to rent it out for mostly business and makes huge bucks year round. I can definitely see that opportunity in Carlisle near the fairgrounds as well as Hershey in downtown or near the park.

Nick, I am local to you in Harrisburg. I'm looking to break into real estate investing with wholesaling. If you would like, I can add you to my buyers list so when I get a good property deal, I can notify you. There's a lot of hidden deals and gems around this area especially since there are several colleges and Hersheypark being such a large attraction. Have you considered buying a large home walking distance from a university and rent it out room by room? It can be a very profitable investment considering you can get 2-3x market rent for one property.
