@Tim Kaminski Be careful as some areas in St Pete are starting to have stricter guide lines with short term rentals, especially if your near the beach. I would make sure you have an agent who knows the area or in the least knows how to get this information for you.

It sounds like a great idea but Id do more research on what kind of rents your able to get in the area. You can spend the money to fix but cant make them come. Sometimes is easier to just keep it as is? Have you looked into section 8? Some people love it and some dont just depends on your business model.

@Theo Hicks most of the people I work with are in the heart of Tampa especially if its something you plan on holding onto for while. If you're looking to get out from the project in a couple of years maybe the Lakeland and/or Brandon areas. Both would give you high returns but I'm not sure yet how well those areas would do when the market turns back down. Hope this helps!

Hi Josh! 

The market in Tampa for rentals is hot right now. I've lived here for more than 20 years and have watched this area grow exponentially in the past 5. Personally I've been investing myself for the past 4 but mainly on Flips and or SF rentals. I have plenty of clients who go larger multi family units like you described. Welcome to Bigger Pockets. Its been a great resource for me.

Tampa as a whole has personally been a great source for rentals especially the Tampa Heights and Seminole Heights neighborhoods. I've helped some clients find the coveted multi families in these areas as well as the Lakeland, Lutz and Brandon suburbs. I would check these areas out as well when doing your research. Depends on what's you're looking to buy. Longer time on MLS usually equals motivated sellers then again it could also just mean the property isn't really worth what they're asking.

I’d agree with Nick! You are the company you keep. Some people are motivated to just make a pay check and some are more interested in making their money work for them.
