Hello all! (sorry for the typo- should have been MHP)

I recently heard from another investor about him investing in a mobile home park. He explained it that he was able to invest a dollar amount of his choosing and then receive a percentage of cash flow each month from the group that was managing it. He was able to take 100% bonus depreciation for this calendar year from it as well. Does anyone have any opportunities like that and would be willing to send my way? Any tips and tricks are appreciated- I know there are a lot of "bad" opportunities so I'll have to do my research on it, but being a rookie on this topic makes it a bit intimidating.
