Great story! Thanks for sharing. So many levels of great information. Starting with patience, focus on your destination (and you arrived), and importance of TEAM members (in this instance the attorney and recording your contract).

I appreciate you asking this question. You rock with your willingness to put yourself out there (both with action and questions)! I'm newbie enough I don't know the answer as to the specifics ROI & cash flowing.

I love the replies you have received so far. I'm learning right along with you.

Another option would be to scale back to a duplex, live in one unit, you might qualify for the FHA203K which provides rehab dollars in addition to the purchase. Listen to the recent BP pod cast with Anna (?) she has followed this model successfully.

I hope you'll follow up with the outcome and your thoughts.

Congratulations on taking bold action. Have you moved to Tulsa? I live in Cali and have investment properties in Tulsa too. I love Shawn's comment...so true. 

I was talking with a realtor recently about a house we put under contract. When I hit a point where I was unclear on the best path to take and had a question...he was surprised and thought I was a "seasoned" investor. 

Where's the house you are picking up in Tulsa? I have some good contacts, GC & Subs in the area. Feel free to contact me and I'll happily assist anyway I can...

Welcome to BP and the world of REI!!

I'm new myself. My wife and I started learning back in February. We sunk some of our savings in "Guru" training that was expensive with some good information. The best is that we stuck with it and found BP. 

Quick suggestion, upload a profile picture so we can see your beautiful smile. Real Estate Investing is a relationship business. BP is a networking and educational site. So you are beginning building relationships. 

One thing that has worked for us but may not be everyone's cup of tea is taking our time to process the information. It is easy to become overloaded to the point of inaction. I love Brandon Turner's challenge with his webinars, "take one action in the next 48 hours".

Seek knowledge, build relationships, take action, have fun, and make money!

You have already gotten terrific suggestions. I'm sending you positive thoughts for your time today. Embrace being a newbie and learning. Learning is a non-stop process. You are like Dorothy from the Wizard of Oz taking your first step on the yellow brick road. You will learn along the way, you will make mistakes, and realize that you are in control of your destiny. 

Not all realtors are investor savvy. It is critical to find one that IS and that you click with them on a relationship level. 

I love that you are taking action!
