I have gotten a lot of good training from Cody both via purchased products (Fast Track), tools, and free periscope training. I believe Cody is a good teacher and he does look for building success in students. I don't know much about Josh other than his TV show. It will be interesting to see if the training remains high quality.

I'm in So Cal and recently began investing in Oklahoma (where we have family roots). We purchased a property that requires Quiet Title. 

I don't have an atty so I need one. Should I develop this relationship with an atty in OK or CA...or both?

I really appreciate you sharing this lesson learned. As a newbie my concern is making a mistake. Is there any recourse through the local authorities? You mentioned other buyers were also taken in this deal. Are you working with them in recovery? Have you added them to your network of buyers? I may have missed it but how did you learn of the lead on the property?

I hope you don't mind the additional questions...my goal is to learn and apply. I know mistakes are part of the process...."failing forward".
