Where in MA are you located. I also live in MA. Maybe we can have some discussion on how do I grow my portfolio in MA.

I have a question regarding the Houston market. I was told by a real estate agent that in order to see a property in Houston, you first have to put a downpayment in order to see the property inside? Is this the case?  I was there in Houston to see property with this agent and she show me the outside of a few. It was a waste of time and money.

I am thinking of selling my property in MA. I was told by my agent that I need to get the tenant out because it would be easier to sell. My property generate 4100 per month and it is a 2 family. I am looking for an advise on is it better to rent it empty or with the tenant. The tenants wants to stay. 

I live in MA and I know it is a nightmare to deal with tenant here. They feel like they own your property. I have not make it out of state as yet but I was looking to purchase in Tx, but my experience going to the Tx market was not favorable so far. I went with a agent to see some properties but she had nothing to show. Just drive by to see. I was told by her that you first have to put a down payment on a property in order to see the inside? That is different as I live in MA and we don't do that here. So I spent money and did not see anything from the inside? My advise is to look at property online and see if you can talk with an agent first to see what the rules are for that state. Unless you can get some information from the biggerpocket group. I still might purchase there but I have to know a lot more about the rules that governed that market. Every state has it own rules. I am looking also outside MA to purchase.

Thank for that information as I am having the same problem but the family is still in the property and won't respond to the attorney that send them a lot of letter and phone call.

I have a question regarding a property that the state took over and is selling. Does any have any experience with that. The family still live in the property and is not responding. What are the pro and con in investing in such property. What is to be expected once I purchase the property? This property is in Western Mass. It is a one two family and a single in back. The man dies and left no will and the state took charge of it because of Masshealth bill.

Thanks for the information. The comps the appraiser use was the lowest comp to come up with the value.

I am trying to refi my property so I could purchase another one so I was wondering if any is having the same problem with low value. The appraiser in the area is taking the lowest property to do comparison. Let me know if anyone is having that problem. I have search for the appraiser but could not find in the Ma Register for Appraisers. Please let me know. Zillow and Redfin estimate the price a lot higher plus homes in the area is selling for a lot more.
