$1.80/sf interior is a good price Walls, Trim, and Ceiling).  This would be 2 coats of paint.  The exterior is more difficult to determine based upon what it looks like.

I am investor that owns a couple of properties and has recently came to my attention that there are new some new construction opportunities that I have available to me and I was wondering since I have not bought any new construction if there are any additional fees that I should be worried about when it comes to closing costs or any other costs? I am doing a little research on property management fees to understand what the typical fees property managers are charging and why they are justified.  I am wondering if we can get a thread going on this topic with investors and PM's to identify any and all potential fees.  I am interested in getting this list going as I am working on soliciting another PM in my area and want to understand what other folks are seeing.

To start the list...

1. Activation fee $________ (I am seeing 8.5% to 10%)

2. Leasing fee $_________ (Due each time a PM finds a new tenant?) (I am seeing 1/2 to 1 full months rent)

3. Monthly Mgmt fee $__________  (8.5% to 10% in my area)

4. Repair fee $_____or _____% (in addition to contractor fee)  (0 to 10% in my area)

5. Renewal Fee $_________ (varies in my area)

6. Late Fee $_________ 

7. Other ?????

Chris Martin At this time I am not. I am just researching some areas. Where are you currently investing? My properties are near Raleigh currently and the returns are decreasing everyday in my opinion. Home prices have just skyrocketed while rents are not moving proportionately. People are overpaying for homes in my opinion. I am looking to branch out a bit so would love to chat if you have any thoughts. Thanks

Leland Smith If it was me, I would evaluate your options and cost for each type of product. First is this a flip or rental? If it is a rental, you might want to consider going with something more durable than carpet since you will replace it every so often. Especially since you have bamboo and vinyl at the top and bottom. Carpet might not match very well. If you are looking for something to stain, I would look at stair retreads. Something similar to the link below at your local Home Depot. http://m.homedepot.com/p/Stairtek-5-8-in-x-11-1-2-in-x-36-in-Unfinished-Hickory-Box-Retread-XTHI1136-XXXXXSY/206178521?gclid=CMKxwZKp3dECFdU6gQod3jQHZw&gclsrc=aw.ds With stair retreads, you do need to have a really good contractor to cut and place these. You also need to watch out for code again because of the additional height they add to the tread may put your riser out of code. Just. A thought and I hope this helps.
