@Kimberly H. You are on FIRE!!!!!!!!!!  I can see the bullets hitting their targets like ping, ping, ping lol!!!  Definitely red flags from all angles.  Debt,Credit, stability,available cash etc.... Good choice.  You would have regretted it down the line it seems.

@Elizabeth Colegrove I'd love to speak with her as well.  Question, did you do a cash out immediately after purchase (delay finance) or were the properties seasoned for 6-12  months?

@Nick Denning I went to your website and see you offer financing but the minimum property value is $125,000. do you have any products for lower FMV's?

I look to invest in properties that meet certain criteria. For example I have a lender that will loan up to 85% LTV @ 1.5 point mark up with .65 PMI until 80%LTV or 78% for Freddy Mac on SFR. Leverage like this doesn't come around often. So to put it into a nutshell, I look for properties where i can maximize the the most money out.

I have an offer in on a few duplexes in Milwaukee so I may have an accept this week. Unfortunately the above lender doesn't offer the 85% loan on 2-4 units but 75% is ok especially when the COC is 51%.

Let me know when your ready and we can talk strategy and partnering up.  I also plan to put the property back on the market via seller financing after purchase.  Doing some research on that currently.  Keep you posted.

@Rick Santasiere I really appreciate you breaking down from your practical experience how the option can work on both sides as I'm only looking at it from my perspective.  I'm going to do some more reading up on it and take a look at the Wisconsin Statute on lease options.  Thanks again!
