Hey @Clayton Thayer. Welcome!

I'm just south of you in Farmington, NM. I have several rental properties in 3 different states, have done flips and rehabs, so if you ever want to connect, feel free to hit me up. Cheers!

Not for PM just as colleagues.

They are both heavily involved with NARPM and do a great job at keeping their companies in compliance and up on tech.

There are some great companies in the valley. You could also look on NARPM.org but I recommend the above 2.

Bennett Properties & East Valley Property Management is who I’d use.

You can start with NARPM.org for finding a management company.

Hi Jesus. I own a property management firm in Farmington. Even managing a property three hours away can be challenging. Great idea to do a NNN lease as mentioned above. The same risks that your parents experienced when they managed it as a rental would still apply for you. Absentee landlords sometimes work but mostly they do not. If you’re not looking for professional management that’s no problem but at least have one find a tenant, do the showings, marketing and screen applicants so you can be set up for success.

@Account Closed Thanks! The process is pretty much the same once the auction is won. What was interesting was that with about 4 minutes left in the auction I got a call from the auction company because the bid had not reached the reserve. He stated that if you'd like to proceed we think the bank will take your bid amount even though it hadn't reached reserve. I agreed and proceeded.
