@Kaylee Walterbach I tried what you stated above on my own. I purchased David Greene's book (audio). I downloaded the file. put the songs on itunes but they won't play on apple music on my phone. Not sure what to do from here.

@Owen Dashner I really appreciate the solid information. I was leaning towards the small bank portfolio/commercial loans route. I'll just need to do so for the first few properties and then I can go cash. They will be small balance SFR.

Did you refinance with the portfolio loan, or did you purchase with portfolio? Most portfolio lenders require a
Debt service coverage ratio (DSCR) of at least 1.0, Lending One is the only one that I came across that does not

@Todd Willhoite Thanks for the insight. I'm not opposed to paying the closing costs twice to get the process rolling in the right direction. As long as I get most of the initial money I put into the deal out then I'm okay with some out of pocket costs. I'll start checking with lenders about the portfolio loans.
