thanks for the tips! 

I will let the yard go. I agree that's the best course of action from where we are today. Definitely going to leave it month to month now also after thinking about it. Great suggestion. 

I don't want to be too harsh because they have been good tenants otherwise and are paying rent near the top of the market. Don't want to lose them, just nudge them in the right direction...thanks again guys!

Wow thanks for the quick responses! 

I like the idea of dealing with the lawn on move out and maybe letting her know now that it's not normal wear and tear?

I think I can get her to pay for the molding and a few other small items. 

What's your take on raising rent or security deposit due to the extra pet to re-up this 1 year lease?

This Tuesday I have a 1 year walk through with a Tenant of mine. She lives in a nice SFH with some of her friends and has been a great tenant in terms of paying the rent right on time and dealing with a couple minor maintenance issues. Her rate is near the top of the market.

My issue is they haven't taken good care of the house. Moldings have been ripped off the brand new hardwood laminate, they got a second dog without asking after I said OK to one and the backyard grass (which was a nice green lawn) is now mostly dirt and dog poop. 

There are other wear and tear issues as well but my main question is, how would you deal with this? This is a nice house (rents for $4500/month) and I want to make sure it is taken care of. 

Can anyone suggest effective strategies for dealing with tenant wear and tear or a good approach to take during our walk through on Tuesday?

Mortgage interest rates are at or near 2 year highs and have spiked with a speed rarely (If ever) seen before. If this trend continues we will definitely see some softer markets in 2017.

Hey Kyle! Where in the Midwest are you looking? 

I have family in Columbus, Ohio and Omaha and Lincoln Nebraska so I'm starting by looking at those cities first...

It's a huge country out there. Not the easiest to narrow down!

I'm excited to join the community here on BP. Here's some background on me and what I would like to do!

Real Estate is our family business. I grew up in Huntington Beach, CA learning real estate sales from my mom, aunts and uncles. I have sold homes all over Southern California -- from LA and Orange counties to the inland empire and beyond! 

Graduated from UCLA in 2003 with a degree in Communication Studies and still have season tickets for Football and attend a few basketball games a year.

Slowly but surely over the past 5 years I have been gaining interest in becoming a full time investor as well.

I own property in Costa Mesa, Huntington Beach and Long Beach, CA and am currently looking to expand out of state.

I would love to connect and help anyone interested in my area and learn about investing in other parts of the country as well!
