I usually take a blank piece of paper and put a yellow piece under it so I can see the lines thru the white paper. Then I write one letter on the white one. I then put the white one in the scanner and tear off all the yellow ones from a notepad and print away. After some adjusting of the white sheet in the scanner you can get the text to line up with the lines on the yellow sheets. I do take time to hand write the envelopes in red ink and sometimes pay my daughter to do that. I don't worry about customizing the address; I just use the same letter and talk about their property in Pierce County or where every I'm targeting.
There's a guy I know who can get these out the door for around $69 cents each with postage. If I'm doing more than 200 at a time I will use him. PM me if you want his contact info. He uses a handwritten font on computer and can mail merge the actual address into the letter.

In Washington I get my lists from a title company. I can request exactly what I want: absentees that are out of state, owned for 10 years or more, in the value range of $200K - $400K. It cost me $2.00 for 1500 addresses. I opted for getting labels to and they sent that to me for an extra $8.00.

I found Alcorn's Dealmakers Guide on ebay for $80. It is one of the best I have ever read. Extremely knowledgable and no pie in the sky fluff. He is the real deal.

Dave, I'm just a landlord with five units right now. Jon is right that you are buying a job with some of this but a small apartment building, close by with a good manager in place can be manageable with a day job. I manage my own units, but if I started to get than about 8 I would get a manager. In Tacoma prices are good, there is a lot of military and economy is stable so I believe rents will remain high. I have always had good luck with military tenants.
